DLF has sold out its debut luxury senior living project in Gurugram, bringing in ₹1,985 crore in sales within days of its launch.

The developer sold all 172 four-bedroom apartments in the project, named The Aureva, located in Sector 63. This is the company's first residential launch of the current financial year and marks its official entry into the retirement housing market.

Each residence in the G+45 floor tower fetched an average of ₹11.5 crore, translating to roughly ₹28,000 per square foot.

What is driving the demand?

The project was sold out almost immediately after a partner introduction meeting on 25 September. Aakash Ohri, managing director of DLF Home Developers, said the firm was surprised by the speed of the response, receiving 406 expressions of interest within the first 48 hours.

About 65 per cent of the buyers came from the National Capital Region (NCR), while non-resident Indians (NRIs) made up more than 20 per cent of the buyers. The remaining units were purchased by individuals from other Indian cities and international locations.

Design and amenities

Spread across 4.17 acres, the development features a single tower with a total saleable area of more than 7.5 lakh square feet. To appeal to wealthy retirees, the units are designed with universal accessibility in mind and come with private decks, staff dormitories, and three parking spaces each.

The property will include a luxury clubhouse, an indoor swimming pool, a yoga pavilion, a library, and a meditation centre. It will also house a professionally managed, on-site medical clinic equipped with emergency response systems.

DLF collaborated with international firms for the project, hiring Singapore-based HB Design as master planner, Thailand’s SHMA as landscape architect, and ESD Global for green building certification.

A boost to DLF's launch pipeline

The successful launch provides a significant lift to DLF’s sales figures. In the April-to-June quarter, a lack of new project launches saw the company’s sales bookings drop to ₹657 crore, compared to ₹11,425 crore in the same period last year.

DLF has set a target of ₹20,000 crore in sales for the current fiscal year, with planned launches in Gurugram, Mumbai, and Goa.

The rapid sell-out also reflects a broader demographic shift. A report by the Association of Senior Living India estimates that the country's over-60 population will reach 166.9 million by 2026, and 347 million by 2050. Despite this rapid growth, organised senior housing currently penetrates just 1.5 per cent of the eligible market.
